“Following what so many have referred to as an old-fashioned winter,” adds Tom Tait, “I am seeing a bit of pent-up energy among buyers and sellers alike already this year.” Signs point toward a return to a seller’s market—especially for homes in great condition with desirable features.

Well-maintained homes with updated kitchens, bathrooms, new roofs, or location perks (like proximity to the village or acreage) are seeing strong buyer interest. "If you are selling your home, there is no such thing as too clean or too uncluttered," said Realtor, Cindy Clark. "Let your potential buyer have an AHA moment when they walk in the front door. Let them want to live there!"

Reynolds also recommends simple but effective updates:

“Paint the front door, add potted plants, and ensure the lawn is well-maintained. These small touches can make a big difference.”

“Address issues like leaky faucets, cracked tiles, or peeling paint,” says Reynolds. “These small fixes can prevent potential buyers from viewing your home as a ‘fixer-upper.’”

“Charm only goes so far. Proper pricing by the seller is especially important so you don’t accumulate days on market that raise questions.”
